PROJECT DESCRIPTION: The project involved developing a 9.4-acre site located on Acres Drive in Ladson, SC, with the site supporting two companies. The early conceptual phase required multiple configurations of the site to obtain approval of a final conceptual plan from both companies. It also involved coordination with the architectural firm and environmental consultant.
Early coordination with SCDOT was performed to determine if three driveways would be allowed as well as if a future “day lighting” permit would be possible to clear the right-of-way on I-26. The “day lighting” permit improves visibility from I-26 to the sites thereby providing advertisement potential for both companies.
RESPONSIBILITIES: J. Bragg Consulting provided the civil/site plans including drainage and water & sewer design. The site required coordination with the adjacent property owner as one of the companies obtained a 15-ft cross easement access to expand their site’s storage area. This easement required piping an existing outfall on the left side, and it required a variance to Berkeley County’s side setback requirement. On the right side, the crossline pipe under Acres Drive was extended for a new driveway.
Although one property, the civil/site plan was created to provide each company with one separate driveway and one shared driveway while also allowing for the two sites to be individually enclosed with a security/privacy fence. As both sites serve large vehicles (single-unit trucks, low-boy trucks, etc.), the plan was verified these trucks would be accommodated.
One wetland exists on the property; however, it was not to be impacted.
J. Bragg Consulting completed final construction plans and stormwater NOI/SWPPP package. J. Bragg Consulting also prepared and coordinated the approval for the Berkeley County MS4 permit, SC DHEC NOI permit, SCDOT Encroachment permit, and Berkeley County Water & Sanitation permit. During construction, J. Bragg Consulting addressed contractor questions, and after construction, performed project close-out to include as-built drawings and SC DHEC NOT.
